Q for london owners - how many freeholders v leaseholders

Just curious after the decision in Gibbs (property forfeited for under £1500 arrears to freeholder, even though over 900yrs left on lease)

How many roffers have leasehold properties?

Me but with a share of freehold.  Tried to persuade my co-freeholders to forfeit one lease in the block when the tenant did a voluntary arrangement which included his service charge arrears.

That would have made for good neighbourly relations!  

Indeed we'd have had half a lion in the freehold company after reselling the flat and it would be years before any of us needed to pay for any maintenance again!

lease - with share of freehold - new leaseholder thought he'd get clever and withold service charge over some spurious issue. eventually came whining back and paid the lot with interest and legal costs at indemnity rate. dumb fvck.

not a high proportion of freeholds in that lundun i'll wager.

i think there is going to bean attempt to revive commonhold isn't there? trouble is funders don't like it because noone really knows how it'll work in various circs - plus leasehold has centuries of experience so is more predictable.

It's really not that complex.  Landlord owns the building and is responsible for maintaining the exterior, structure and other shared areas.  Tenant has a lease which gives them the right to live in a particular apartment for X years in return for maintaining the interior of the apartment and contributing a share of the cost of maintaining shared areas.

I've heard lots of tales from a friend in NY about the cooperatives there where several busy bodies on a committee seem to be able to scupper your application to buy an apartment if they decide they don't like you.
