Landlord and Tenant Act 1954 - s.25 notice

Looking for some rof advice.

If I (as the landlord) attempt to oppose the granting of a new tenancy on the basis that I want to demolish the premises (s.30(1)(f)) in order to create parking spaces am I likely to get anywhere?

The premises are an electricity substation, and thus were likely originally constructed by the tenant, if that makes a difference.

(I am aware of the Electricity Act 1989, but am trying to establish the position in relation to the lease first of all).

You need to prove a settled intention to redevelop and I think that generally requires you to have at least submitted a planning application or the like.  The fact you've given it a bit of thought but not done anything isn't enough.

But I wouldn't need planning permission to demolish would I? (And I am not going to redevelop it, just use the extra driveway for parking - which I think is permitted development if non-permeable and unrestricted if permeable).
