Help please, property hedz!

We are selling a property. For a couple of months it has been marketed by an agency we are v unhappy with, as of tomorrow we have terminated their contract and on Wednesday starting again with another.

today (their last day) the first agency called to say they had a “desperate” buyer and having refused them a viewing on Thursday, as they are then out of time, they did a virtual viewing today. The buyer lives in Cornwall right now.

apparently they love it, thinking about an offer, etc, and want to send a relative to do an in person viewing on Thursday (which is awks as they have also now returned the keys and this property is unoccupied).

this first agency’s terms cover this final viewing and the second agency have this buyer on their off limits list, as I told them today about this last minute virtual viewing, so I am not concerned about ending up with double fees.

what does concern me is that this last minute buyer has viewed on basis of £550k asking, whereas on Wednesday the new agent will put it on the portals for £500k.

i have not told the first agent, terminating tomorrow, about the price reduction, it hasnt been any of their business. Should I?

what do I do now?? The virtual viewing, we love it, etc, etc will come to nothing. They will take ages to turn up in person to see for themselves so I am not stopping the new agent with the reduced price from starting to market, we’ve lost too much time already.

What would you do if you were an estate agent? Hmm....

Lots of new buyers coming to look this weekend. Some of whom might make an offer above asking? Competitive bids. Then Best and Finals - then "oooh you're a preferred bidder but you're just a little bit below the best Best and Final can you do a bit more?"
