I read somewhere that, in relation to descriptions of houses for sale, statements of specific, factual attributes (like [x] bedrooms, stone construction, double garage, etc) tend to correlate more to value. Statements of intangible and unverifiable things (like quality, excellent, stunning, etc) correlate to dross.
I am often put in mind of this observation when reading what certain people say about themselves on Linkedin.
