Boris Bounce

Extraordinary but I'm suddenly back in a world of gazumping and contract races that existed for years.  Think I might even manage to exchange on one sale the same day as sending out the papers.

What inspired you to do it?

I want to spent 6 years of my life qualifying as a solicitor in order to work in residential conveyancing. Said no law student ever.

Hated land law at law school but once I started working in it as a trainee I liked dealing with a physical asset and walking around town able to see what I've achieved.  Started out in commercial property but got fed up with the ridiculous demands of big law firms and big corporate clients so switched over about 6 years ago.  As Abbs said I enjoy the work and have got some really nice repeat clients and work in a firm full of decent people that I get on with and which doesn't expect me to work stupid hours.

Fair play.

Genuine question - any concerns about it being a process-driven commodity market which is ripe for disruption?

It doesn't take too much of a stretch of the imagination to see some sort of online conveyancing portal being created and solicitors reduced to bit part players in the process.

BTW I totally agree with your op.

There is definitely a bounce at the moment - the last 2 remaining flats in my block recently sold and the building next door, where they stopped construction for most of last year, has recently restarted.

To some extent but I've got irons in other fires and planning an exit in ten years or so so don't think there's much issue before then.  Lots of clients are still happy to pay a premium for a firm where they get a personal service from a solicitor rather than whichever legal exec or paralegal happens to answer the phone and a chunk of my work also comes from our tax and private client teams restructuring bits which is not a complete service offered by many high street firms.

Virus C19 and floods might put a dampener on that.

As for a Boris Bounce, more like a schplatt when blancmange falls from the worktop into the floor, or a schplutt if it's a piece of gammon.
