Exclusive: Clifford Chance office space for sale

Clifford Chance is seeking to let out a huge chunk of its London headquarters building, and to share the use of its swimming pool and staff restaurant with the lucky tenant.

The firm's agent CBRE has launched a website to try to flog off some of the acres of office space at the Docklands skyscaper. CC has always let out a chunk of its space: Mastercard has a floor, and LOCOG has a few although that's winding down now the Olympics are over. But it now seems to be letting half of the building: 16 floors are up for grabs.

According to the website, the new tenant will get to share the firm's prized restaurant, gym, squash courts, treatment rooms and swimming pool. The sight of CC partners slipping walrus-like through the water as they ponder the day's problems may in future be enjoyed by a wider audience.

    Why hasn't the side letter been signed?

A spokeswoman for the firm said that the building was currently almost completely full but some space would be coming up over the next couple of years. She added that "it has always been our policy to market excess space". She said that while new tenants might be allowed to use the facilities that would be subject to discussion.

It makes one wonder just how many staff Clifford Chance has pushed out over the past few years. Evidently far more than is apparent from declared redundancy processes.

It also reflects a belief by the firm that the number of staff in London is not going to go back up in the future (almost certainly correct in view of greater automation and the centre of gravity moving to Asia).

From the linked web site it looks like Clifford Chance will only be occupying just 10 of the 30 floors in the building, and those are the least prestigious bottom 10 floors.

This is hardly a sign of confidence, even if one understands the impacts of outsourcing/technological change/recession/shift to emerging markets etc.

Even keeping 10 floors is optimistic in view of where things are heading.
